Question
Searches related to sally was a tenant in a building owned by Bill. She signed a one year lease for an appartement in Bill's building at a monthly rental of $ 1000 per month. After three months she informed Bill that she no longer wanted to live there because she had found a better appartement for less rent.Bill said he understood. Nine months later Bill was suing Sally for $9000. Will Bill be successful in his lawsuit against Sally? To collect the $9000 what must Bill prove? How could all of this have been avoided?
Explanation / Answer
Bill will be successful in his lawsuit only if there was an agreement that Sally would stay atleast for one year and in case she wants to leave in between the balance amount would be paid to Bill by Sally. And in the same way Bill cannot ask Sally to vacate house till the lease period is over. The Bill must prove the entire agreement with clear clause .The could have been avoided if Bill has asked for full advance payment of year or incorporated in the the agreement..
