X inactivation is done by small non coading rna known as XIST rna.

The inactive X chromosome appears as darkly stained body known as barr body. Barr body is most common in females as they have two X chromosomes and hence two set of genes, so in order to equilibriate it with the male which has only one X chromosome, one X chromosome out of 2 is inactivated and this is a random process. During division both X chromosome is normal neither is inactivated but after zygotic stage barr body formation takes place.
