Question
Building Rating System
Choose one international rating system (LEED OR BREEAM) and compare it to a specific Middle Eastern rating system (Pearl OR Al Safat). In a brief essay,
comment on the ways in which they differ (for example, the credit categories, the weightings on
impacts, the key focus goals, etc.). In terms of missing the opportunity to really address specific
geographic challenges, pick one perspective (climate, environment, social, economic, cultural,
and historical) and make some suggestions for how the guideline could more directly address
challenges in creating sustainable buildings in Dubai and the UAE more broadly.
Explanation / Answer
The Pearls Rating system launched in 2010 is a government initiative developed by the Abu Dhabi Urban Planning Authority where as Leadership in Energy and Environmental Design (LEED) is a green building certification program developed by the non-profit U.S. Green Building Council (USGBC). LEED has sought to change the construction market using a consensus approach since its establishment in 1998.
Unlike its predecessors systems, the Pearls Rating System is not a standalone document. It is a part of the Pearls Design System which includes a complementary design Guide & supplementary Application Guides for public works, parks and infrastructure. This is one of the major differences between the Pearls Rating System from LEED and BREEAM.The Pearls Rating System for Estidama includes a number of rating systems like LEED and BREEAM for assessing Buildings, Villas, and Neighborhoods. It is also effectively linked to the Estidama Integrative Design Process (EIDP), which encourages design coordination at the early stages of the project.A number of analyses including solar and contextual analyses, Energy efficiency design strategies (preliminary energy modeling, water budgeting, simple material strategies ), and an analysis of potential for habitat connectivity are required to be carried out before the design process is sanctioned to begin. By this way, it is also set to become a part of the development codes as a prerequisite for all projects types. The following table provides a simplified comparison of PEARLS and BREEAMS rating systems.
To overcome the initial resistance of change on behalf of the construction industry, a combination of compliance, training, awarenessof building and objective evidence is used in the Pearl Rating System. Also, this system is made in compliance with the arid climates existing in UAE.
