Remember the incremental value of 16 . So 24+ 16 = 40 being the next subnet.

I choose to find the valid host address the next subnet minus 2 and result = 38, in this case is uyour last valid host.

Alsdo you can count the host bits you have avalilable in this case 4 bits = 16 host minus 2 and you got 14 valid host. the you add 14 to 24and you got 38, being your first valid host. 172.31.185.0 -- and last 172.31.185.38.
