Question
As Shane Watkins, marketing manager, Carolina Furniture Galleries, it is your job to reply to customer claims, and today you must respond to Valerie Vickers (described in Activity 6.13). You are disturbed that she is returning the executive desk (Invoice No. 3499), but your policy is to comply with customer wishes. If she doesn't want to keep the desk, you will certainly return the purchase price plus shipping charges. Desks are occasionally damaged in shipping, and this may explain the marred finish and the sticking drawers. You want Ms. Vickers to give Carolina Furniture Galleries another chance. After all, your office furniture and other wood products are made from the finest hand-selected woods by master artisans. Since she is apparently furnishing her office, send her another catalog and invite her to look at the traditional conference desk on page 10-E. This is available with a matching credenza, file cabinets, and accessories. She might be interested in your furniture-leasing plan, which can produce substantial savings. Your Task. Write to Valerie Vickers, President, Financial Advisors, Inc., 203 Elm Street, Youngwood, PA 15697. In granting her claim, promise that you will personally examine any furniture she may order in the future. As the owner of the Keystone Building, you must respond to the request of Matthew Albano, one of the tenants in your three-story office building. Mr. Albano, a CPA, demands that you immediately evict a neighbouring tenant who playB loud music throughout the day, interfering with Mr. Albano's conversations with clients and with his concentration. The noisy tenant, Todd Adler, seems to operate an entertainment booking agency and spends long hours in his office. You know you can't evict Mr. Adler immediately because of his lease. Moreover, you hesitate to do anything drastic because tenants are hard to find. However, Mr Adler has not been terribly reliable in his rent payments. Occasionally, he's been late. Your Task. Before responding to Mr. Albano, you decide to use the Internet to find out more about the eviction process. Use InfoTrac to search the keywords "commercial eviction." Then develop a Coursee of action. In writing to Mr. Albano, deny his request but request but retain his goodwill. Tell him how you plan to resolve the resolve the problem. Write to MR. Matthew Albano, CPA, suit 203, keystone building, 8532 keystone crossing blvd.Explanation / Answer

Mr. Mathew Albano
CPA, Suite 203, Keystone Building, Indianapolis.
Dear Sir,
This is further to your demand of evicting Mr. Todd Adler as he plays loud music throughout the day and thus causing problems to you and deterring you from conducting your business efficiently.
I would like to inform you that in cases of commercial eviction, tenants cannot be evicted immediately. The process is lengthy and time taking. Firstly, the tenant has to be notified of the problem in writing. An eviction case will have to be filed in the court. There is a legal procedure and this will have to be followed. The procedure will take some time and it will not be possible for me to evict Mr. Adler immediately.
On a brighter note, i have already informed Mr. Adler of the issue and he has promised his co-operation regarding the same.
Best Regards,
Rashu Rice (Owner - Keystone Buildings)
